Any individual or family who has qualified for an FHA or VA mortgage loan has also automatically qualified for an Esther Foundation Down Payment Grant. Used in conjunction with this mortgage plan, an Esther gift enables a buyer to purchase a home with no money down. The seller or builder of the desired home must, however, agree to pay to Esther the amount of the grant as well as a contribution fee of only $395. Half of this fee is donated to charities. Esther provides on its website a list of approved wholesale lenders, as well as a network of lenders, realtors, home builders and closing agents that can help a homebuyer to benefit from its program. All lenders must register with the Esther Foundation in order to request a gift on behalf of a homebuyer. The Foundation administers a separate closing cost grant program designed for homebuyers using conventional, FHA or VA mortgages. Gift amounts are dependent on mortgage. Buyer must obtain FHA or VA mortgage and is not required to put any money down. Seller contribution is grant amount plus $395.
