CreditWorks is a mortgage loan product that helps people who are working to resolve debt and credit problems buy a home. CreditWorks is currently available through a national initiative by the National Foundation for Credit Counseling, Freddie Mac and local credit counseling agencies, including the Consumer Credit Counseling Service of Greater Atlanta (CCCS) . This initiative helps people burdened with excessive debt and impaired credit become eligible for a market-rate mortgage faster than would otherwise be possible. To take advantage of CreditWorks, potential borrowers must take affirmative steps to improve their credit by participating in a Debt Management Program and participating in homebuyer pre-and post-purchase counseling. The program enables potential borrowers to qualify for a market-rate home mortgage loan, even with very low credit scores, in only 12 months. Benefits of the program include easier mortgage qualification with no maximum housing expense-to-income ratio, the use of funds for a down payment from a variety of sources, including extended family members, Individual Development Accounts and other sources, and the use of premium financing to cover closing costs, financing costs and prepaids/escrows. Eligible properties include 1unit primary residences, including single-family dwellings, condominiums and Planned Unit Developments, and approved manufactured homes.
